Richard A. Murphy is principal owner of the valuation consulting firm of RMG
Appraisers, known to many as Ryan & Associates. Mr. Murphy is a
Member of the Appraisal Institute (MAI) and is an experienced real estate
consultant and appraiser. Mr. Murphy has appraised various use types as
well as subdivisions, office buildings, retail centers, industrial properties,
research and development, manufacturing complexes, multi-tenant
residential properties, senior housing, as well as troubled and distressed
properties. He has performed appraisals for various purposes, including
purchases, sales, lending, partial interest, right of way acquisition, eminent
domain condemnation proceedings, and litigation issues. In addition to
appraisals, he has completed market analysis, feasibility studies, and
extensive rental surveys. Mr. Murphy has been deposed as an expert
witness in both Shasta and Tehama Counties. Mr. Murphy is an active
member in the Appraisal Institute and proudly served as President of the
Sacramento Sierra Chapter of the Appraisal Institute.

Lesley Parkin, Certified General Appraiser
Lesley Parkin graduated with a Bachelor of Education Honors degree from
Cambridge University in England, and holds a Master of Education degree
from South Dakota State University. She taught science for 10 years, and
was a principal in various middle schools in Alaska for 17 years. Ms. Parkin
is an Associate Member of the Appraisal Institute and has earned her
State Certification and is working towards her MAI designation.

Todd Cottengim, Associate Appraiser
Todd Cottengim graduated from Point Loma Nazarene University with a
Bachelor of Arts degree in Accounting. After four years of accounting work,
he relocated to Redding where he was a Database Programmer in the
forestry field for the past twelve years. As the newest member of RMG
Appraisers, Todd is working towards State Certification and MAI
designation.
